Thinking about selling your home?  Some points to consider right off the bat..

How much do I owe?  Between your 1st mortgage, 2nd mortgage, or any lines of credit that may be attached to your home.  What are the outstanding pay-off amounts?

How much would my home sell for?  The best way to determine realistic value is through actual sold homes, comparable to yours.  What’s my home worth?  Ask BJ to pull these ‘sold comps’ for you.  We’ll look for homes with similar square footage, # bedrooms, # bathrooms…   starting in your neighborhood and work our way out..  starting with most recent sold homes.  Once we have these sales, we’ll then dissect the actual ‘net’ from the sale; Sales Price minus any Seller Credit.

The market ultimately determines the true value of your property.  I can help you establish a competitive list price with a complete comparative market analysis.  This CMA is a helpful indicator of what buyers are willing to pay for your home.

How much money will I need to spend to get my home ready to ‘list’ it?
Set up an appointment with BJ to meet at your home to do a walk-through and talk about minimum steps that should be taken.  First impression will make or break you.. It’s imperative your home is 100% ready when we list it.  The first days are the most important.

What will it cost me to use a Realtor like BJ?
The local realtor boards do not want us to discuss these commissions in general terms..  Each situation is different and this should be discussed when you interview your potential Realtor.  Your realtor will need to know your situation to fairly answer that question.  This commission is paid at closing through proceeds.
